FAQ
Title is a complex industry and process, below are some commonly asked questions!
What is Title Insurance
Title insurance protects homeowners and lenders from financial losses related to property ownership. It covers problems like fraud, hidden owners, liens, and document mistakes that might come up after buying a property. If someone else claims they own the property, the insurance company will help defend you in court.
What are the benefits of Title Insurance?
There are too many to put in this response but here are a few.
Peace of Mind: It ensures your ownership rights are secure, giving you confidence that your property is protected.
Financial Protection: It covers potential financial losses from title disputes, such as fraud, hidden liens, or errors in public records.
Legal Defense: If someone challenges your ownership, the insurance company will handle the legal defense costs.
Lender’s Requirement: If you’re using a mortgage, lenders often require title insurance to protect their investment.
Cost-Effective: The one-time premium is relatively small compared to the potential costs of resolving title issues
How long does it take to close?
While this depends on a lot of factors like if there is a lender involved, how clean the chain of title is and a lot of other variables, the average time for a closing to take place is 14-21 days from the time the offer is accepted the time you are signing the documents for the house. However, this can also be done a lot faster or slower depending on each transaction.
What does a Title Company Do?
Title Search and Review: They conduct a thorough examination of public records to ensure the property’s title is legitimate and free of issues like liens or disputes.
Issuing Title Insurance: They provide title insurance policies to protect both the homeowner and the lender from potential title-related problems.
Escrow Services: They manage escrow accounts, holding funds needed for the transaction and ensuring they are used appropriately for settlement and closing costs.
Facilitating Closings: They coordinate the closing process, bringing all necessary documents, explaining them to the parties involved, collecting closing costs, and distributing funds.
Recording Documents: After the closing, they ensure that new titles, deeds, and other documents are properly filed with the appropriate government entities.
